A little suspicion is healthy if you've seen a lot of ads promising lower property taxes. Some services take a percentage of whatever you save. Some are vague about what happens if nothing comes of it.
So before you hand over your address, ask four questions.
How much does it cost, exactly?
$99/yrOurs is one flat annual fee.

We work with registered property tax consultants and licensed partners.
Registered property tax consultant. In Texas, someone paid to represent you in a protest or to act as your designated agent is a property tax consultant and, unless exempt, needs a certificate of registration from the Texas Department of Licensing and Regulation (TDLR).1
Before you hire anyone: what to check
These checks work on any property tax service. Where a rule is Texas law, we say so.
- You don't have to hire anyone. In Texas and California, you can file a property tax appeal yourself; hiring a professional is optional.2 The Texas form for naming an agent notes that, in some cases, you may want to contact your appraisal district for free information first.3
- Check who you're dealing with. In Texas, anyone paid for property tax consulting must be registered with TDLR unless exempt; Texas attorneys and CPAs are among the exemptions. TDLR's License Data Search shows who is registered. A consultant also may not use a website address that implies a government site.4
- Be wary of a promised result. In Texas, a person required to register may not solicit your business by assuring a specific outcome.5
- Read what you sign. In Texas, you name an agent in writing on Comptroller Form 50‑162. Unless it sets its own end date, it stays in effect until revoked in writing with the appraisal district, and naming a new agent for a property revokes the earlier one.6
- Get the fee in writing. Ask whether it's one flat fee or a percentage, and what happens if there's no reduction.
Rules differ by state, so check yours before you file.
